Area Description: Yorkton, SK: located south and west of the downtown core of Yorkton, a small city of approximately 17,000 in east-central Saskatchewan near the Manitoba border. Yorkton is a major retail, agricultural service, financial, medical, distribution, educational centre and transportation hub. The total trading area within a 100 mile radius is estimated to include 110,000 people.
Description Of Land: The subject property is centrally located in the community of Yorkton, with a short walk to the center of town. A brand new high school has just been completed across the street, and the parcel of land is otherwise surrounded by mature residential neighbourhoods. With most of the large block defined by Gladstone Ave N, York Rd W, 4th Ave N, and Smith Rd now full developed this piece of land is the natural next step in the growth of this community.
The Opportunity/Upside: We purchased this land in mid 2008, knowing that Yorkton will be ready to expand. In Spring 2009 city officials announced they would like to double the size of the city to help accommodate ongoing growth brought on by economic development. Zoned medium density, the parcel is essentially a blank slate at the moment. We plan to receive approval from the city to subdivide the land into residential lots in 2009. We further plan to service it with deep and shallow utilities (roads, curbs, sidewalks, water and sewer, gas and electricity, phone and cable, etc) during 2010. After that we will be in perfect position to sell individual or grouped lots to home builders for an expected substantial profit on the original investment and cost of servicing the land.
